Where there is no will, first establish family relationships, estate assets and debts, then determine which inheritance rules apply. Families involving different nationalities or assets abroad also require a review of cross-border factors. The same distribution rules should not be assumed merely because some assets are in Thailand.
A property that has not yet been delivered does not automatically entitle the buyer to terminate the contract and recover every payment. The starting point is to review the contract, payment records and each party’s performance to identify the basis for termination and a refund claim.
