A client considered taking over a data centre site spanning hundreds of rai in Thailand. Before signing or payment, THAIHOUSING identified unresolved signing authority, mortgages, burdens on proposed security assets and outstanding electricity supply conditions.
THAIHOUSING has handled over 1,000 property litigation cases and helped clients actually receive refunds exceeding THB 600 million. Most concern Chinese buyers’ purchases in Thailand during 2016–2019, covering buyer withdrawal, developer issues, appeals, enforcement, asset auctions and bankruptcy during litigation.
A client invested approximately THB 700 million in projects with Ben Smith in Thailand, later discovering unauthorised changes to directors and shareholdings. THAIHOUSING investigated historical records, payments and control relationships and pursued parallel criminal and civil action involving a key associated person. A private settlement followed: THB 350 million has been received; the remaining THB 350 million is to be repaid in instalments within one year, with performance still being followed up.
A Thai subsidiary of a large Chinese state-owned insurance group had been struck off the company register after an extended period of incomplete annual accounting and compliance filings, while continuing to hold an office unit of more than 160 sq.m. in Bangkok's Silom district. Former authorised directors and responsible personnel had retired; historical accounts required bank statements, while the bank account itself could not be restored until the company had first been restored and its corporate records brought back into order. THAIHOUSING handled the court restoration and then coordinated the historical accounting, corporate compliance and bank-account recovery needed to return the company to a workable legal and operational position.
